Tenant Screening

Having the right tenant in your unit is the key to having a carefree rental. Prior to renting your unit a potential tenant will need to meet criteria that will be mutually established. Each potential tenant will be required to fill out a rental application. At a minimum we will perform the following:

Background/Credit Check

The background/credit check will provide key information on the rental and credit history of the potential tenant. We will check on any past returned checks, evictions, or red flags that could lead to future problems. 

Interview tenants

Prior to any rental agreement, potential tenants will be interviewed in person. 

Referral Check with prior rentals 

Rental history from the tenant application will be verified and a report given prior to any rental agreement.

Verify Employment

Employment will be verified prior to any rental agreement. 

Inspections


Minor deferred maintenance can turn into a huge problem down the road. We provide an initial property inspection with a detailed report containing a list of prioritizing items that are in need of repair. 

Initial Property Inspection

Prior to having a property rented you want to ensure it is ready and problem-free for your new tenants. We will provide a detailed property inspection prior to listing the property for rent.

Pre-Rental Inspection

Prior to the tenant taking occupancy of the unit a pre-rental inspection will be performed with the tenant. A video and picture log will document the current condition of the unit. During this inspection, the tenant will be given expectations of his/her responsibilities of reporting any maintenance issues to us. 

Routine Inspections

Inspections will be performed at predetermined time intervals. These inspections help us ensure the unit is being cared for by the tenant to our expectations.

Post-Rental Inspection

Prior to the tenant vacating the unit a post-rental inspection will be performed. A video and picture log will be performed and compared to the pre-rental inspection. Exact photo points will be used to be able to compare pre to post-inspections and determine any potentials claims against the deposit. 

Property Leasing

We will take care of all the facets of leasing your property. We can offer different levels of service to ensure that your needs are met. Let us manage all aspects of your lease agreements. 

Advertising/Marketing

There are many ways to get your property rented and in this day and age, getting the word out on different outlets will ensure it gets the most exposure. We integrate traditional methods with the newest technologies, including, Facebook, Craiglist, Twitter, and various rental housing websites to ensure that the most amount eyes get to see your rental. 

Viewing Appointments

We will arrange and will attend to all viewing appointments.

Collecting Security Deposits

We will collect and process all tenant's deposits received on each unit.

Lease Negotiations/Agreements

Having worked in the industry for over a decade has allowed us to refine our lease agreements to ensure that we include special provisions based on past experience. Let us tailor a lease for you to reduce risk and give you the peace of mind you desire. 

Cloud-Based Management Software

Online Services

Tenants are given a portal to pay rent online, request maintenance, or communicate directly with us any concerns they may have. 

Owners are given a portal to see various monthly reports, including financials, maintenance requests, and tenant communication.
